HOME VALUE

A number is a starting point.
A strategy goes further.

An online estimate cannot inspect your home. Condition, updates, layout and competing listings deserve a closer look.

How much is my Long Island home really worth?

A useful value range comes from comparable evidence and the details of your home. An automated estimate is one reference point—not an inspection or an offer.

How automated estimates work

Automated valuation models use available property records, transaction information and statistical relationships to estimate value. Their inputs may be incomplete or outdated. A Zestimate may miss a recent renovation, an unusual layout, maintenance needs or a difference between two streets. Zillow itself describes the Zestimate as an estimate rather than an appraisal. Read Zillow’s explanation.

What a comparative market analysis adds

A comparative market analysis, or CMA, looks at recent relevant sales, current competition and the subject home’s attributes. The goal is a defensible pricing range, not a guarantee of a future sale price. It differs from a formal appraisal, which may be required for lending or another specific purpose.

Why the neighbor’s sale is only a starting point

A neighboring home can differ in documented living area, lot dimensions, condition, layout, parking, district, municipal status and transaction terms. Review how recently the sale closed and when the buyer agreed to the price. A nearby sale is useful only if its differences can be explained.

Renovations, condition and permitted space

A renovation’s cost does not automatically become resale value. Buyers weigh workmanship, layout, systems, maintenance and alternatives in the same price range. Review permits and certificates for additions and conversions. Count space consistently across the subject and comparable homes; a finished basement should not silently become above-grade living area.

Location within the community matters

Village versus unincorporated location, district boundaries, street setting and practical access to transportation can change the relevant comparison set. A community average should not be used as a shortcut around those differences. For waterfront homes, compare actual frontage, boating access, elevation, shoreline condition and ownership costs.

Asking price, closed price and assessed value

An asking price expresses a seller’s position; a closed price records a completed transaction with its own condition and terms. Active listings show competition, but not what buyers will ultimately pay. A tax assessment serves the assessment system and may use a different valuation date or level of assessment; it is not automatically today’s achievable sale price. Local conditions put the range in context

Inventory, marketing time and sale-to-list ratios help describe competition. Compare the same geography, period and property type. A median price can move because the mix of homes sold changed, so a percentage change is not a percentage change in every homeowner’s equity. Use our dated market reports alongside property-specific evidence.

LOCAL ANSWERS & PRACTICAL NEXT STEPS

Your questions, answered.

How do I find out what my Long Island home is worth?

Start with an estimate, then review recent comparable sales and competing homes with a local agent. Condition, layout, updates, lot and exact location all deserve attention. Get an initial home-value estimate or request a property-specific review.

Why can an online home estimate differ from an agent’s price recommendation?

An automated estimate may not reflect the current condition, interior layout or recent improvements. An agent can consider those details alongside comparable sales and current competition. Both should be treated as estimates, not a guaranteed sale price.

Should I use active listings or sold homes to price my property?

Review both. Closed sales show completed transactions; active listings show the choices buyers have now. An asking price is not proof of what a buyer will pay. Your review should explain which comparisons are relevant and where the properties differ.

Does the same ZIP code mean two homes are good comparables?

No. Postal proximity alone does not establish a useful comparison. Consider property type, size, condition, lot, exact location and timing. This distinction is particularly useful around Plainedge, where community and postal labels can differ.

Why Zillow estimates do not tell the whole story · What adds value before selling.

Value starts with the right local comparison.

You do not need to be ready to sell to benefit from understanding your property’s value.
